Timbers Kiawah Oceanclub and Residences

Project Details

Project was for construction of three new luxury condominium buildings, a beach club and a club house on the beach on Kiawah, SC. MECA provided HVAC, plumbing, and fire protection engineering design and construction administration services.

The residential buildings are conditioned using split systems coupled with one dedicated outside air unit (DOAU) per building. Smaller remote spaces will be conditioned using mini-split or ductless split units. Toilets will be exhausted through a chase to the DOAU on the roof allowing energy recovery. The clubhouse building was conditioned using rooftop packaged units with ductwork coupled with one dedicated outside air unit (DOAU). Smaller remote spaces will be conditioned using mini-split or ductless split units.

The beach club is an open-air design and is not conditioned but heated and ventilated. The lower level beach storage is ventilated, and the pool equipment rooms will the heated and ventilated. All buildings are sprinkled per NFPA 13 and the requirements of the Town of Kiawah Island and Charleston County SC. Plumbing design for the project includes sanitary sewer, domestic hot and cold water and vent piping.
